A virtual office gives you an address and mail handling, but usually no space where you actually work. GST registration requires a principal place of business where business is carried on. That mismatch is why virtual office registrations frequently run into verification failures, suspension and cancellation.
During physical verification under Rule 25, the officer visits the address. If there is no staff, no books, no name board and the operator says you only receive mail there, the report can say the business is not found at the address. That can lead to a notice in REG-17 and suspension of the GSTIN.
If you get a REG-17 notice after a failed verification, reply within 7 working days. Explain your actual arrangement, attach the agreement, NOC, photographs and evidence of business activity at the address, or show that you have moved to a proper premises and filed an amendment. If the registration has been cancelled, revocation through REG-21 must be filed within 90 days of the cancellation order.
If you work from home, a consent-based registration at your residence is often more defensible than a virtual address. A professional can review which option fits your actual operations.
